The site sits south of Centennial Park,
directly west of Barry Development's, 350,000 square foot office
building called 55 Allen Plaza (Ernst and Young’s headquarter
building) and W Hotel now under construction, north of Centennial
House (a Novare condo project) and faces the World of Coca
Cola. It is approximately 300 yards east of the Georgia Aquarium.
The opportunity to purchase 2.36 contiguous acres of land
in the Downtown Centennial Park market is virtually non-existent,
which puts 377 Centennial Olympic Park at the “fore-front” for
the next new development opportunity in the downtown market.
The immediate four block area surrounding this property has
seen two new recently constructed office buildings (over 600,000
square feet housing the corporate offices of The Southern Company
and Ernst & Young) with plans for another signature office
building for over 800,000 square feet. In addition to
the new office development, several residential/condominiums
have recently been completed. There are now over 5,000
apartment units and 2,700 condominium units which currently
dot the downtown market with most of the new activity (Centennial
Hill - 65 units, Centennial Park West - 97 units, and 130 Luckie

of 377 Centennial Olympic Park. In addition to the residential
demand in this area, new tourist attractions, all within the
four block area, (Georgia Aquarium, World of Coke, Centennial
Olympic Park, and the sports venues of the Georgia Dome and
The Arena) have recently been completed.

With all the new development under construction or in place,
the demand for street front retail has never been stronger. Because
of the “walk ability” and current SPI zoning of this
site, additional parking for retail use is not required. The
activity of the surrounding area makes this site a prime location
for a multi-use residential/hotel development with lower level
retail incorporated into the project.
In addition, the site is located in the best school district in the City
(Centennial Place Elementary School, Inman Middle School and
Grady High School).
